Water Damage in a Commercial Building: What to Do First
Published 2026-10-12 · RAM Commercial Building Services
Immediate steps for property managers when a leak or flood hits a commercial building.
Stop the water
Shut off the nearest water supply valve or, for a roof leak, get the area tarped or contained. Know where your building's main shutoff is before you need it.
Protect people and property
Cut power to affected areas if water is near electrical, move tenant equipment, and put down signage for slippery floors.
Document everything
Take photos and video before cleanup for insurance. Note the time, source and affected suites.
Dry out and repair
Wet drywall and insulation must be dried or removed quickly to limit mold risk. Then repair the source — the roof flashing, pipe or fixture — and rebuild finishes.
